This brownfield site has outline planning consent for a major development which will result in a total of 110,000 sq m (1.2 million sq ft) of building on the core site which extends to 34.1 hectares (85 acres). This comprises 10,000 sq m (107,642 sq ft) of B1 floor space, 40,000 sq m (430,570 sq ft) of B2 floor space and 60,000 sq m (645,855 sq ft) of B8 floor space. Planning consent has been granted for a 300 Megawatt gas-fired power station with the potential to offer competitive energy costs to other site occupiers. Infrastructure works and a speculatively built 36,000 sq ft unit were completed in summer 2017, with planning permission granted for further units of 50,000 and 22,000 sq ft approved in 2018.
